    SKEENA NEWS  — The British Columbia government has officially set the 2026 threshold for the provincial homeowner grant at $2.075 million. This marks a decrease from last year’s threshold of $2.175 million, reflecting shifts in the provincial real estate market as of the July 1, 2025, assessment date.

    For residents of the Skeena and Bulkley Valleys, where property values typically sit well below this threshold, the announcement ensures that the vast majority of local homeowners will remain eligible for full property tax relief this year.

    Grant Amounts: Regional Breakdown

    The grant amounts are categorized by geography, providing higher relief to those living in northern and rural communities to offset higher costs of living.

    In 2025, over 500,000 seniors and 19,000 people with disabilities utilized the additional support, which significantly lowers the financial burden of homeownership for vulnerable populations.

    Phase-Out and Partial Grants

    For properties valued above the $2.075 million threshold, the grant is not immediately lost but is gradually “phased out” at a rate of $5 for every $1,000 of assessed value above the limit.

    • Basic Grant Phase-out: Ends at $2.229 million for northern/rural regions.
    • Additional Grant Phase-out: Ends at $2.284 million for seniors and persons with disabilities in the north.

    Seniors with low incomes whose homes exceed the threshold may still be eligible for a Low-Income Grant Supplementto ensure they aren’t forced out of their homes due to rising property values.

    Critical Timelines and Application Process

    To receive the tax relief, homeowners must apply every year; the grant is not automatically applied.

    • Eligibility: The property must be your principal residence.
    • Best Time to Apply: In May, once you have received your property tax notice but before the July due date.
    • Penalty Warning: Applying after the property-tax due date can result in late-payment penalties on the portion of the tax the grant would have covered.

    How to Apply:

    1. Online (Fastest): Through the B.C. Government Website.
    2. Phone: 1-888-355-2700.
    3. In-Person: At any ServiceBC centre (locations in Terrace, Smithers, and Prince Rupert).

    Beyond the Grant: Tax Deferment

    Homeowners who find themselves unable to pay their property taxes even with the grant may qualify for the Property Tax Deferment Program. This allows eligible residents to defer all or part of their taxes if they:

    • Are 55 or older.
    • Are a surviving spouse.
    • Are a person with a disability.
    • Are supporting a dependent child (Families with Children Program).
