The Prince Rupert Gateway – Record Cargo Growth Met by Housing Stagnation and Healthcare Wins

PRINCE RUPERT — As the Prince Rupert Port Authority (PRPA) celebrates a banner year for international trade, the city’s domestic front is facing a familiar paradox: an industrial boom that is rapidly outpacing the local housing supply.

According to a comprehensive year-end report reviewed by City Council on January 19, 2026, the Port of Prince Rupert handled 26.3 million tonnes of cargo in 2025—a 14% increase over the previous year. While the harbor hums with the movement of metallurgical coal and oversized pipeline components, local planners are sounding the alarm on a “steady but cautious” housing market that saw zero new units approved in December.

Port Performance: The “Energy and Intermodal” Engine

The 2025 cargo surge was driven largely by a 20% spike in intermodal traffic at the Fairview Container Terminal and steady demand for Canadian energy products. On January 19 and 20, the harbor was a hive of activity, featuring several notable arrivals and departures that underscore the gateway’s strategic reach.

The Happy Star is of particular interest to the region, carrying oversized modules for the Prince Rupert Gas Transmission (PRGT) pipeline and northern LNG infrastructure—a physical manifestation of the $3-billion investment cycle currently hitting the Skeena interior.

Healthcare Win: “Rampage Fights Cancer” Delivers $241K

While the port moves millions in global trade, its impact on local social infrastructure was highlighted this week by a significant healthcare investment. On January 19, the PRPA announced a $241,186 donation to the Prince Rupert Regional Hospital.

The funds, raised through the “Rampage Fights Cancer” campaign and matched by the PRPA’s Community Investment Fund, will purchase specialized urological equipment and a new endoscopy tower.

“This equipment is about more than just technology; it’s about dignity,” says North Coast Health Improvement Society President Stefan Delloch. “It allows residents to receive cancer diagnosis and treatment here in the North, rather than facing the emotional and financial strain of traveling to Vancouver.”

The Housing Gap – 70 Units for a Growing Workforce

Despite the economic momentum, the City of Prince Rupert’s final 2025 planning report, submitted by urban planner Rodolfo Paras, paints a sobering picture of local development.

    • December Stagnation: While 16 building permits were approved in December, zero were for new housing units.
    • Annual Total: The city approved just 70 housing units in all of 2025—a figure critics say is insufficient to house the workforce required for the port’s massive expansion.

To jumpstart the downtown core, Council continues to lean on the Core Revitalization Incentive, which provides tax exemptions for redevelopment. Significant projects currently under review include a high-density residential amendment for 1800 8th Avenue East and a proposed new grocery store at George Hills Way, which is currently awaiting provincial environmental approval.
